Types of Mold Assessment:

Initial Mold Assessment 🔍

If you suspect any mold presence in your property and would like to validate its presence from a certified and credible microbial laboratory, you are requesting an initial mold assessment. The testing strategy your assessor will utilize is typically dependent on several factors such as thoroughly interviewing the occupant(s), gathering any history of any moisture or water intrusion, performing a visual inspection, identifying foreign odors, identifying discoloration or physical growth on construction assemblies or personal contents, and more.

Protocol 🗂️

A protocol is usually provided upon completion of the
initial assessment. The protocol is important as it establish the scope of work needed to be performed by the hired mold remediation company. It is a guide for which the company will follow and is also based on industry standards. A protocol can be used by the customer for obtaining like kind estimates and to understand what will be taking place in their property during the remediation process.

Post Remediation Verification✅

Upon completion of a remediation project by others, it is recommended that a final assessment be performed after 48 hours of the project completion to verify that the remediation has been properly completed. The final results will be interpreted by the assessor and compared to the original assessment for a final conclusion.

Assessment Tests🧪

  • Consists of a thorough walk-through around the exterior and interior of the subject property to identify any possible sources of moisture entry points or signs of water damage as well as discoloration, identification of possible microbial growth, odor detection and/or apparent physical property defects.

  • Air samples can be used to gather data about mold spores present in the interior of a house. These samples are taken by using a pump that forces air through a collection device which catches mold spores. The sample is then sent off to a laboratory to be analyzed. Inspectors who perform mold inspections often utilize air sampling to collect data, which has become commonplace.

  • Swab sampling is done by taking a swab (cotton swab) and rubbing it on the area where you think there is mold growth. The swab is then sent to a laboratory for analysis and results.

  • Tape lift sampling is done by placing a piece of clear tape on the area where you think there is mold growth. The tape is then sent to a laboratory for analysis and results.

Mold spores in the air can cause respiratory issues, throat irritation, and skin problems. Prolonged exposure may worsen existing conditions and lead to severe complications. Certain types of mold produce toxins harmful to humans and pets. Promptly addressing mold issues by eliminating moisture sources and cleaning affected areas is crucial for maintaining health and safety.

  • Mold colonization and growth can lead to the production of mycotoxins, potent agents often associated with "sick building syndrome." These toxins can induce various symptoms in both healthy adults and children. In severe cases, exposure to these toxic byproducts has even resulted in fatalities.

  • If you notice thread-like clusters of small, black/green/brown/white dots on bathroom or basement walls, or detect a musty odor, you likely have a mold issue. Mold can grow within walls, making detection challenging. Some mold remains hidden and undetectable by our senses. Symptoms of mold allergy include runny or itchy nose, sneezing, fatigue, headache, congestion, sore throat, itchy or watery eyes. In children, mold allergy often results in recurrent respiratory infections.

  • Online test kits and cheap services may seem convenient but are often unreliable. Basic kits only check for mold spores, which might not accurately indicate a problem unless counts are very high. A thorough assessment, including inspection and testing, is better. Severe mold issues are noticeable, but it's wise to consult a licensed specialist. Alternatively, changes in health may signal mold problems.

  • Do not paint or caulk over mold. Remove the mold and thoroughly dry the area before painting or caulking. It's crucial to have a licensed specialist perform this task to prevent cross-contamination. Painting or caulking over existing mold won't eliminate it.

  • Absolutely. New homes, particularly those tightly sealed, can trap moisture, especially with inadequate ventilation in kitchens and bathrooms. Additionally, if carpet is installed directly on a concrete slab without a vapor barrier, it can absorb moisture and become prone to mold growth.
